First-floor construction

The construction phase of an addition is a race against weather and an exercise in protection. The existing roof comes off, the new floor structure lands on the prepared walls, and the upper level is framed and made weathertight: all while the ground floor remains someone's house, furniture and life.

Timing

When it's needed

Construction follows the construction certificate or complying development approval. The open-roof window is planned tightly: pre-fabricated framing, pre-ordered windows and a weather-watched program shrink the period when the house depends on tarps and temporary membranes.

During construction the home is a live worksite above an occupied dwelling: respect exclusion zones inside your own house, keep children away from the stair void and any exposed structure, and never climb to inspect roof works yourself. Report loose temporary coverings before bad weather, not after.

In NSW, building work of this scale must be performed by a contractor licensed with NSW Fair Trading under a compliant written contract, with home building compensation cover in place for contracts above the insurance threshold before work starts or a deposit is paid.
